Lien waiver tracking for builders

Stak tracks lien waivers for every vendor, per contract. Each approved invoice from a tracked vendor gets its own signed lien waiver and a contract update: what’s been spent, any overages, what’s left. Stak sends the waiver for e-signature through Dropbox Sign and holds the payment until it’s signed.

How it works

Every vendor, per contract
Track lien waivers per vendor and per contract from the project’s Contracts tab, including vendors who don’t have a contract document in Stak yet.
Payment held until it’s signed
Every approved invoice from a tracked vendor gets its own signed lien waiver before the money moves. Until it’s signed, the payment is held and that invoice stays off the client bill.
Signed through Dropbox Sign
Waivers go out for e-signature through Dropbox Sign. Re-send one or check for signatures whenever you need to.
Net payment, worked out for you
For each request Stak works out the net payment: completed work, less what was already invoiced, less retainage. Retainage is set per vendor and withheld each payment cycle.
Your waiver wording
Stak uses your own conditional (progress payment) lien waiver wording. It doesn’t ship wording of its own.
Who’s waiting, at a glance
See which vendors are waiting on a signature, which payments are held, and who has billed past their adjusted contract value. Each vendor’s contract update shows what’s been spent, any overages and what’s left.
